Why Speed Matters

The Water Damage Timeline — What Happens Every Hour You Wait

Water damage is one of the most time-sensitive home disasters. In Florida's humid climate, delays don't just cost more money — they turn a manageable restoration into a major rebuild.

Minutes 1–60
Water Spreads

Water travels under baseboards, through drywall, and into subfloor. Furniture begins absorbing. Every minute of standing water increases spread and cost.

Hours 1–4
Materials Saturate

Drywall becomes fully saturated and begins losing structural integrity. Hardwood starts to warp. Insulation absorbs water. Drywall compounds dissolve.

Hours 4–24
Mold Conditions Established

In Florida's humidity, mold spore germination begins in as little as 24 hours. Metal surfaces begin to corrode. More materials become non-salvageable.

Days 2–7
Structural Damage

Wood framing begins to swell and warp. Mold colonies are actively growing inside walls. Subfloor delamination. Cost multiplies significantly.

Week 2+
Major Loss

Extensive structural damage. Mold throughout building cavities. Many materials that could have been dried are now unsalvageable. Insurance claims become more complex.

Our Process

7-Step Water Damage Restoration Process

Every water damage job follows the same proven process — from emergency extraction to final reconstruction. No steps skipped, no moisture left behind.

1

Emergency Call & Dispatch

You call, Ryan answers — not a call center. We dispatch immediately, 24/7. While in transit, we walk you through what to do: shut off the water main, document with photos, move valuables off wet floors.

2

On-Site Assessment

We arrive, assess the full scope of damage using thermal imaging and moisture meters, identify the water source category, and walk you through the written scope of work before anything starts.

3

Emergency Water Extraction

Industrial truck-mounted extractors remove hundreds of gallons of standing water in minutes. This is orders of magnitude more powerful than any household wet-vac and is the critical first step to stopping spread.

4

Moisture Mapping

FLIR thermal cameras and calibrated moisture meters map every wet area — including inside wall cavities, under flooring, and above ceilings. Every affected area is documented with readings and photos.

5

Structural Drying

Commercial LGR dehumidifiers and high-velocity air movers are deployed throughout the affected area. These remove 10–30x more moisture per hour than household units. Antimicrobial treatment is applied to all surfaces.

6

Daily Monitoring

We return daily to check moisture readings, adjust equipment, and document progress. Equipment stays until every reading confirms dry standard — we don't remove it early to save equipment costs.

7

Reconstruction

Once dry, we rebuild everything that was damaged — drywall, flooring, insulation, cabinetry, paint. One company, one point of contact, from first call to final walkthrough.

Water Classification

Water Damage Categories — What They Mean for Your Home

The category of water determines the restoration protocol, health risk, and which materials can be saved. Your insurance coverage and claim handling also varies by category.

💧
Category 1

Clean Water

Water from a sanitary source. Porous materials like drywall and hardwood may be dried in place if extraction begins within hours. Still requires proper documentation and drying verification — moisture left behind becomes Category 3 in 72 hours.

Source: Burst supply pipe, water heater tank, clean sink overflow
Health Risk: Low health risk
Restoration: Highest salvage rate with fast response
🌊
Category 2

Gray Water

Contaminated water that can cause discomfort or illness. Requires antimicrobial treatment throughout. Most porous materials must be removed and replaced. More thorough documentation required for insurance.

Source: Washing machine, dishwasher, AC condensate, toilet overflow (no solids)
Health Risk: Moderate — causes illness if contacted
Restoration: Porous materials usually removed
☣️
Category 3

Black Water

Grossly contaminated water containing bacteria, viruses, and hazardous materials. No exceptions — all porous materials (drywall, insulation, carpet, wood when possible) must be removed. Full PPE required. Temporary relocation often recommended.

Source: Sewage backup, floodwater from outside, water standing 72+ hours
Health Risk: Severe — full biohazard protocols
Restoration: All porous materials must be removed
What We Dry

Every Surface, Every Material — Nothing Left Wet

Water doesn't stay in one place. We follow moisture wherever it goes — into wall cavities, subfloors, crawl spaces, and attics.

Hardwood

Can sometimes be dried in place if extracted within 24 hrs (Category 1). Moisture meters determine salvageability at multiple depths.

Carpet & Pad

Carpet pad is almost always replaced — it traps water and is a breeding ground for mold. Carpet itself may be cleaned and reinstalled if Category 1.

Tile & Grout

Tile doesn't absorb water but subfloor beneath often does. Grout lines allow water through. We check subfloor moisture before declaring tile areas dry.

Laminate

Laminate is not salvageable after water exposure — it swells, buckles, and delaminates rapidly. Replacement is nearly always required.

Engineered Wood

More resistant than solid hardwood but still vulnerable to extended exposure. Drying success depends heavily on response speed and exposure duration.

Vinyl Plank (LVP)

LVP is water-resistant but not waterproof — water gets beneath planks. Subfloor moisture is always checked even when LVP appears undamaged.

Walls & Insulation

Drywall and insulation are moisture sponges. We use moisture meters to measure inside wall cavities. Wet insulation is nearly always removed — it cannot be effectively dried in place and harbors mold.

Cabinets & Millwork

Base cabinets absorb water through toe kicks. Cabinet boxes are checked for moisture and dried or removed based on readings. We document cabinet condition for insurance replacement.

Crawl Spaces

Florida crawl spaces are high-risk areas. We deploy specialized drying equipment designed for low-clearance spaces and address any vapor barrier damage.

Attics

Roof leaks dump water into attic insulation and roof decking. We measure moisture in decking, evaluate insulation, and use specialty equipment to dry enclosed attic spaces.

Professional Equipment

Industrial Equipment — Not Household Hardware

The difference between professional and DIY water damage restoration is equipment. Our gear removes moisture at a rate that makes drying in days possible — household equipment cannot achieve this.

💧

Truck-Mounted Water Extractors

2,000+ CFM vacuum pressure, removes hundreds of gallons per hour. Cannot be replicated with household equipment.

🌬️

LGR Commercial Dehumidifiers

Low-grain refrigerant units remove dramatically more moisture per kilowatt than standard units. We run the math to deploy the right quantity.

💨

High-Velocity Air Movers

Create laminar airflow across wet surfaces, accelerating evaporation into the air for dehumidifiers to capture. Placement is calculated by room volume.

📷

FLIR Thermal Imaging Cameras

Show temperature differentials that reveal hidden moisture behind walls and under floors — moisture you can't see or feel.

📊

Calibrated Moisture Meters

Both pin and pinless types for different materials. We record readings at the start, daily, and at completion to document drying progress.

🌀

HEPA Air Scrubbers

Capture airborne particles including mold spores and debris during the drying and demolition phase. Required for Category 3 jobs.

FAQ

Water Damage Restoration — Common Questions

Water damage spreads faster than most homeowners expect. Within the first hour, water saturates flooring, wicks into drywall, and begins moving under baseboards. By hour 4–24, structural materials are thoroughly saturated and mold conditions are being established. In Florida's humid climate, mold can begin growing within 24–48 hours. That's why 60-minute response time isn't a marketing claim — it's the difference between a $3,000 job and a $15,000 job.
Water is classified in three categories based on contamination. Category 1 (clean water from a burst pipe or supply line) is the most restorable — porous materials can sometimes be dried in place. Category 2 (gray water from appliances or AC condensate) requires antimicrobial treatment and more material removal. Category 3 (black water from sewage, flooding, or water standing more than 72 hours) requires full biohazard protocols — all porous materials must be removed. The category determines cost, timeline, and health risk.
Sometimes, yes — but it depends on timing and category. Hardwood exposed to Category 1 water and extracted within the first 24–48 hours can sometimes be dried in place using specialized drying mats and dehumidification. However, if the subfloor has been saturated, if the wood has cupped or buckled significantly, or if Category 2/3 water was involved, replacement is typically necessary. We use moisture meters to measure readings at multiple depths and make the determination based on actual data, not guesswork.
Most sudden, accidental water damage events are covered by standard homeowner's insurance — burst pipes, appliance failures, roof leaks, AC condensate line backups. What's typically NOT covered: gradual leaks over time, flooding from outside (requires separate flood insurance), and damage from deferred maintenance. We handle your entire claim: writing the Xactimate estimate, communicating with your adjuster, supplementing for missed items, and fighting for maximum coverage.
The mitigation phase (extraction and drying) typically takes 3–5 days. We monitor daily with moisture meters and don't remove equipment until readings confirm the structure has reached dry standard. Reconstruction — drywall, flooring, painting — is scheduled after clearance and can take anywhere from 1 day for a small repair to 4–8 weeks for major structural rebuilds. We provide a written timeline during the initial estimate.
