📞 Call Immediately — 321-420-7274The Critical First Steps (In Order)
STOP THE SOURCE
If water is actively flowing: turn off your main water valve immediately. If it's a burst pipe, locating your shut-off valve NOW (before you need it) saves your home. Don't know where it is? Look for a valve near your street or water meter.
EVACUATE IF NECESSARY
If water is pooling near electrical outlets, appliances, or is over 6 inches high, leave the area immediately. Do not wade through water near electrical systems — risk of electrocution is real.
CALL US IMMEDIATELY
Don't wait. Call 321-420-7274 RIGHT NOW. We respond within 60 minutes. While you're waiting, begin step 4.
START REMOVING WATER (SAFELY)
If it's safe to do so: use a wet-vac, mop, or bucket to remove standing water. Don't use electrical appliances (vacuum cleaners, etc.) near water. Start at the lowest point and work outward.
OPEN WINDOWS & DOORS
Get airflow moving through the house. Turn on ceiling fans (if power is safe). Open exterior doors to create cross-ventilation. This slows mold growth while you wait for professional equipment.
DOCUMENT EVERYTHING WITH PHOTOS
Take wide shots of all wet areas. Document specific damage to furniture, flooring, walls. Take close-ups of soaked insulation or visible water lines. This is critical for your insurance claim — don't skip this.
DO NOT Do These Things
Don't turn off power yourself
Unless you're certain it's safe, don't touch electrical panels or outlets near water. Water conducts electricity — electrocution risk is real. Let professionals handle it.
Don't use a regular vacuum cleaner
Wet vacuums (Shop-Vacs) are fine. Regular household vacuums can fail and spread contamination. Wait for professional equipment if you don't have a wet-vac.
Don't throw away damaged items
Especially furniture and flooring. Document first, throw away later (if needed). Your insurance adjuster needs to see the extent of damage.
Don't close windows/doors yet
While waiting for us to arrive, keep airflow going. Closed, humid spaces accelerate mold growth.
Don't call just anyone
Storm chasers and uninsured contractors are common. Verify licenses: we're Florida-licensed with full insurance. Ask for IICRC certification.
Don't assume it will 'dry out on its own'
Hidden moisture in walls and framing almost always leads to mold. Professional drying with thermal imaging and dehumidifiers is non-negotiable.
The Race Against Mold: What Happens When
Immediate Response Window
This is the golden window. Emergency extraction now prevents deep water penetration. Call us immediately.
Structural Water Spread
Water travels into walls, under flooring, and into framing. Professional drying must start before hidden moisture gets too deep.
Humidity & Mold Risk Grows
Damp environments above 60% humidity start growing mold. Professional dehumidification becomes critical. Waiting too long here costs thousands extra.
Mold Growth Begins
Visible mold colonies start forming in hidden spaces. Once mold starts, you need remediation ($2,000–$8,000+) in addition to water restoration.
Permanent Damage Risk
Wooden framing begins rot. Drywall deteriorates. Belongings are likely total losses. What could have cost $3,000 to fix now costs $15,000+.
Every hour matters. The difference between 1-hour and 24-hour response can mean the difference between $3,000 and $30,000 in total costs. Speed is everything.
How to Maximize Your Insurance Settlement
Document EVERYTHING immediately
Photos/video are your proof. Take wide shots showing water extent, close-ups of damage, and shots of valuable items affected. This is your evidence.
Call your insurance adjuster within 24 hours
Report the claim early. The sooner adjuster sees damage, the faster they process it. Give them professional documentation (which we provide).
Don't settle the claim immediately
Adjusters often lowball first offers. With professional estimates and documentation, you can negotiate higher settlements.
Give your adjuster our information
We work directly with adjusters and provide detailed Xactimate estimates they already understand. This speeds payment and increases claim amounts.
Keep all receipts & documentation
If you buy supplies (dehumidifier rentals, temporary repairs), keep receipts. These are often reimbursable from your claim.
Don't repair anything until adjuster approves
Making repairs before approval might reduce your payout. Let the adjuster document the damage first, then we rebuild.
