Inside the Home: Red Flags to Watch
Ceilings
Water stains, soft spots, discoloration = past or active leaks. Check attic from inside if possible.
Walls
Bubbling paint, stains, soft drywall = water damage. Musty smell = mold growth.
Bathrooms
Mold on grout? Soft flooring around toilet? Signs of water damage. Check under sink for leaks.
Kitchen
Check under sink and around dishwasher. Look for water damage to cabinetry.
Basements/Crawl spaces
Standing water = chronic moisture issue. White powder on walls = salt from water evaporation. Musty smell = mold.
Around HVAC unit
Check drain pan for water/algae. Look for water pooling around AC indoor unit.
Windows
Condensation inside windows? Water stains on sills? Signs of moisture/humidity issues.
Flooring
Soft spots, buckling, discoloration = water damage. Check corners and baseboards.
HVAC Check: The Hidden Water Damage Source
NO water dripping from drain line outside (in summer) = clogged line. This causes $10k+ damage.
Over 15 years old = components failing. High replacement cost (~$5k-8k).
Green/brown algae on PVC pipe = line is starting to clog. Cost to clean: $100-200 now, $10k later.
Smell = mold growing. Backup has caused contamination. Mold remediation cost: $2k-8k.
Copper lines should be pristine. Dents/cracks = leaks. System replacement cost: $5k-8k.
Ductwork should be sealed & insulated. Damage/gaps = energy loss and moisture intrusion.
What to Do If You Find Red Flags
Get a Professional Inspection
If you spot red flags, hire a professional water damage / mold inspector (separate from general home inspector). Cost: $300-800. Worth every penny.
Request Documentation
Ask seller for: records of past water damage, mold issues, HVAC maintenance, roof repairs. No records = they probably aren't tracking problems.
Get Repair Estimates
For any major issues found (roof replacement, HVAC, water damage), get written estimates from licensed professionals. Use those to negotiate price down.
Negotiate or Walk Away
Factor repair costs into your offer. If issues are extensive, negotiate significantly lower price or walk away. Don't become someone else's problem.
Get Mold Testing
If ANY mold is suspected, get professional testing before closing. Don't inherit someone else's mold problem.
