12 Tips for a Successful Water Damage Insurance Claim in Florida

Filing a water damage insurance claim in Florida is not a simple form submission — it's a negotiation. Insurance companies have professionals, software, and processes designed to minimize payouts. You deserve full compensation for your covered losses, and the steps you take from the first minutes after water damage through claim settlement determine whether you get it. Here are 12 tips from our experience working alongside Florida homeowners through hundreds of claims.

Tip 1: Document Everything Before You Touch It

Before any cleanup, extraction, or moving of items, take comprehensive photos and video of every affected area. Walk through the entire home. Open closets, move furniture slightly to show what's underneath, capture water levels on walls. This documentation is your evidence — once cleanup begins, the visible damage is gone.

Tip 2: Open Your Claim Immediately

Florida law requires insurers to acknowledge claims within 14 days and make coverage decisions within 90 days — but your claim timeline starts when you report, not when damage occurred. Open your claim the same day as the damage event. Don't wait until you know "how bad it is."

Tip 3: Start Emergency Mitigation Without Waiting for Approval

Your policy requires you to mitigate further damage — and Florida law requires your insurer to pay for reasonable emergency mitigation costs. You do not need to wait for adjuster approval to begin extraction and drying. Waiting causes mold, which creates a new problem and complicates your claim. Document all mitigation work and costs.

Tip 4: Know What's in Your Policy Before the Adjuster Arrives

Read your declarations page and policy document. Know your deductible, coverage limits, and any relevant exclusions. Understand whether you have replacement cost value (RCV) or actual cash value (ACV) coverage — the difference can be tens of thousands of dollars on a significant claim.

Tip 5: Don't Accept the First Settlement Offer

Initial offers are often based on incomplete assessments or software-generated estimates that undervalue your loss. You have the right to negotiate. Get independent estimates from restoration companies before accepting any settlement.

Tip 6: Understand Xactimate and How It Works

Most insurance adjusters use Xactimate software to generate repair estimates. Xactimate pricing is updated regularly but may not always reflect actual contractor rates in the Central Florida market. If the adjuster's Xactimate estimate is lower than contractor quotes, this is grounds for a supplement. Your restoration company can help identify line items that were missed or underpriced.

Tip 7: Supplement Your Claim When Scope Expands

Initial estimates are based on what's visible at the time of the adjuster's visit. As demolition and drying proceed, additional damage is often discovered — additional mold, hidden structural damage, damaged insulation. These discoveries are "supplements" to your original claim and are fully compensable. Your restoration company should document and submit supplements on your behalf throughout the process.

Tip 8: Track All Additional Living Expenses

If your home is uninhabitable during restoration, your policy's Additional Living Expenses (ALE) coverage pays for hotel, temporary rental, extra food costs, and other expenses above your normal living costs. Keep every receipt and submit them to your insurer.

Tip 9: Never Throw Away Damaged Items Without Documentation

Damaged personal property — furniture, electronics, clothing, appliances — must be documented and inventoried before disposal. Create a detailed list with approximate replacement values. Your insurer will want this list to include in your contents claim.

Tip 10: Record Every Communication With Your Insurer

Keep a claim log with the date, time, representative's name, and a summary of every call. Follow up verbal communications with an email summarizing what was discussed. This documentation protects you if there are disputes about what was said or promised.

Tip 11: Know When to Consider a Public Adjuster

Public adjusters represent homeowners (not the insurance company) in claim negotiations. They typically charge 10–15% of the claim settlement but can significantly increase your payout on complex claims. They're worth considering for large claims or when you're experiencing significant claim disputes.
